Building a custom home should be exciting. But between finding the right property, developing a design, establishing a realistic budget, navigating permits, making hundreds of selections, and eventually bringing everything together on site, there is a lot that happens before you ever receive the keys.
At Velsen Homes, our role is to make that process clear, organized, and collaborative.

Step 1: It Starts With a Conversation
You don't need a completed set of architectural drawings before talking to us.

Step 2: Understanding Your Property
The property has an enormous influence on both the design and construction cost of a custom home.
Before getting too far into design, we want to understand what we're actually building on.

Step 4: Developing a Real Construction Budget
Once the design and building plans have progressed far enough, we can develop a much more detailed construction cost.
Rather than relying solely on a generic square-foot number, we look at the actual project.

Step 5: Permitting and Pre-Construction
Before construction begins, there is a significant amount of coordination happening behind the scenes.

Rainscreen assemblies.

Change orders
Project communication
Important documents
Of course, software doesn't replace actual conversations.
Our project team remains actively involved throughout construction, working with homeowners, consultants and trades as questions and decisions arise.
The goal is that you always understand what's happening with your home and what is coming next.
Step 8: The Details Start Coming Together
As the home moves into the finishing stages, hundreds of earlier decisions begin coming together.
Cabinetry.
Tile.
Flooring.
Lighting.
Plumbing fixtures.
Interior doors.
Trim.
Hardware.
Paint.
Exterior finishes.
This is often where a custom home begins to feel like your home rather than simply a construction project.
Small decisions matter.

Step 9: Completion, Walkthrough and Warranty
Before handing over the home, we work through final deficiencies, commissioning, inspections and project close-out.
We then walk through the completed home with the owners and review its important systems and features.
