7 Luxury Home Building Trends We’re Seeing in Nanaimo & Gabriola Island

For a long time, a “luxury home” was largely defined by size, expensive finishes and a long list of upgrades.

Today, we're seeing something different.

Homeowners building in Nanaimo, Gabriola Island and across Vancouver Island are increasingly focused on homes that feel considered rather than simply expensive.

Natural materials. Incredible indoor-outdoor spaces. Better energy performance. Cleaner architectural details. Thoughtful lighting. And homes designed specifically around the property they're sitting on.

At Velsen Homes, these are some of the biggest luxury custom-home trends we're seeing right now.

1. Warm Modern Is Replacing Cold Modern

Modern homes aren't going anywhere.

But the cold, stark version of modern design is.

We're seeing homeowners move away from interiors dominated by white, grey and black and toward something much warmer.

Think:

  • Natural oak

  • Warm whites

  • Stone

  • Textured tile

  • Weathered metals

  • Soft neutral colours

  • Natural concrete

  • Wood ceilings and soffits

The architecture can still be incredibly clean and modern, but natural materials keep the home from feeling sterile.

This works particularly well on Vancouver Island, where the surrounding forest, rock and ocean can influence the materials used throughout the home.

Modern doesn't have to mean cold.

Some of the most successful luxury homes we're seeing combine very contemporary architecture with materials that feel natural and timeless.

2. The View Is Becoming Part of the Architecture

When you have an incredible property, the house should take advantage of it.

This is especially true on Gabriola Island and Vancouver Island, where properties can overlook the ocean, forest, mountains or natural rock formations.

We're seeing much more attention paid to exactly what you see from inside the home.

Instead of simply adding large windows, the entire house can be positioned around specific views.

A window at the end of a hallway might perfectly frame a tree.

A kitchen sink might overlook the ocean.

A bathtub might face into a completely private section of forest.

A living room might disappear into an outdoor patio through oversized sliding doors.

That level of consideration is becoming a major part of luxury home design.

The property itself becomes part of the interior.

3. Indoor-Outdoor Living Is Getting Much Better

A deck used to be something you added onto a house.

Now we're seeing outdoor spaces designed almost like another room.

Covered patios, outdoor kitchens, fireplaces, large sliding doors and seamless transitions between interior and exterior spaces are becoming increasingly important in custom homes.

And on Vancouver Island, covered outdoor living is especially valuable.

Instead of designing an outdoor space that's amazing for three months of the year, homeowners are creating spaces they can comfortably use through much more of the spring, fall and even winter.

We're also seeing details like:

  • Outdoor showers

  • Built-in heaters

  • Exterior fireplaces

  • Covered dining areas

  • Outdoor kitchens

  • Large-format sliding doors

  • Concrete continuing from inside to outside

  • Integrated exterior lighting

Done properly, the outdoor living area doesn't feel attached to the house.

It feels like part of the house.

4. High Performance Is Becoming a Luxury Feature

This might be the biggest change.

Luxury isn't only what you can see anymore.

It's what you can feel.

A home that's consistently comfortable.

A home without cold areas beside large windows.

Fresh, filtered air.

Quiet interiors.

Efficient heating and cooling.

And a building envelope designed to perform for decades.

At Velsen Homes, this is something we've been focused on for years.

Our custom homes have incorporated advanced air sealing, exterior insulation, high-performance mechanical systems and carefully detailed building envelopes, with projects reaching high levels of the BC Energy Step Code.

These aren't necessarily the features someone notices in an Instagram photo.

But they're features homeowners notice every single day.

We think that's where luxury construction is heading:

Beautiful homes that also perform exceptionally well.

5. Statement Materials Are Replacing Excessive Decoration

We're seeing less interest in filling a home with decorative features just for the sake of making it look expensive.

Instead, homeowners are choosing fewer materials and making them count.

One beautiful stone wall.

A large structural steel element.

A floating fireplace.

A dramatic slab of stone.

Weathering steel.

Custom woodwork.

Polished concrete.

Large-format tile.

The material itself becomes the feature.

This can create a home that feels architecturally interesting without being overly busy.

Our STRAND project on Gabriola Island is a great example of this approach.

The home incorporates weathering steel, structural steel, wood, concrete and expansive glazing. Instead of trying to hide those materials, the design celebrates them.

As the exterior steel naturally develops its patina, the home will continue changing and settling into its surroundings.

That's the kind of design we love.

6. Wellness Is Moving Into the Home

Another trend we're starting to see more of is homeowners investing in spaces that improve how they actually live.

Not just bigger rooms.

Better experiences.

That can mean:

  • Home saunas

  • Steam showers

  • Cold plunges

  • Spa-style bathrooms

  • Outdoor showers

  • Home gyms

  • Dedicated quiet spaces

  • Better natural lighting

  • Improved indoor air quality

Even bathrooms are changing.

Rather than being treated as purely functional rooms, primary bathrooms are increasingly being designed more like private retreats.

A freestanding tub beside a large window overlooking the forest is a completely different experience than simply choosing a more expensive bathtub.

That's an important distinction in modern luxury design.

7. We're Seeing More “Quiet Luxury”

Maybe the best way to describe where custom-home design is going is quiet luxury.

It doesn't necessarily shout that it was expensive.

You notice it in the details.

A door that's eight feet tall and solid when you close it.

Baseboards recessed into the wall.

Perfect drywall returns around a window.

A hidden pantry behind the kitchen.

Lighting positioned exactly where it's needed.

A large sliding door that disappears and opens the living room to the patio.

Heating built invisibly into a polished concrete floor.

Custom millwork designed specifically for the space.

These aren't necessarily things someone notices immediately.

But together they completely change how a home feels.

And unlike a trendy paint colour or fixture, great architectural detailing doesn't quickly go out of style.

So, What Does a Luxury Home Look Like in 2026?

We don't think there's one answer.

And that's probably the point.

The luxury homes we're most excited about aren't trying to copy something that already exists.

They're responding to the people who will live there and the property they're being built on.

On Gabriola Island, that might mean a low-profile home tucked into the forest with weathered materials and enormous openings toward the ocean.

In Nanaimo, it might be a contemporary hillside home designed around views of the Salish Sea.

Elsewhere on Vancouver Island, it could be a modern rural home where polished concrete, timber and glass connect the interior directly to the landscape.

Different homes.

Different properties.

Different people.

But the same philosophy:

Build something that belongs there.
